A New Icon in Bratislava's Skyline: Metropolis Redefines Urban Living

In the heart of Bratislava’s downtown, four years after breaking ground, a project has emerged that is dramatically reshaping the city’s skyline. Metropolis – an ambitious mixed-use complex – has become a new landmark of modern Bratislava and a symbol of its transformation into a 21st-century European capital.

Interest in this premium location is evident: 80% of the apartments have already been sold, as confirmed by the project’s developer, Sebastien Dejanovski.

Strategically located in the heart of the city’s new downtown district, Metropolis immediately catches the eye with its striking M-shaped silhouette. The project consists of two interconnected towers rising high above their surroundings. Its innovative ventilated façade system ensures a comfortable indoor climate year-round while effectively regulating humidity in both the building’s structure and its interior spaces.

Just steps away are the Eurovea and Nivy shopping centers, home to dozens of shops, restaurants, and services. The iconic Sad Janka Kráľa park lies just across the Danube, while nearby office hubs offer ample job opportunities. For families, several kindergartens and elementary schools are within walking distance, along with a newly built children’s playground within the complex itself.

Metropolis was designed by architect Juraj Sonlajtner, whom Dejanovski called the perfect choice: “Juraj wasn’t just able to design an eye-catching project, but also delivered something financially viable that fully met the developer’s expectations.”

 

Vision and Investment

The developer’s vision was clear: to create a project of lasting value. “We wanted something timeless – not just architecturally, but holistically,” explains Dejanovski. “Metropolis incorporates cutting-edge technologies that enhance both user comfort and the long-term value of the property.”

Bringing this vision to life required a significant investment – more than €60 million, according to the developer.

Every apartment in the complex includes either a balcony, terrace, or private garden, with parking spaces and storage units conveniently located in the two underground levels. Each storage unit is directly connected to its corresponding apartment’s parking space.

The ground floor of Metropolis offers a curated mix of everyday services. The centerpiece is an elegant Italian café with a fine food market, accompanied by a full-service beauty zone – a modern nail studio, a stylish barber shop, and a complete ladies’ salon. The offering is rounded out by a dental clinic, a cozy café with outdoor seating, and other services that ensure residents have everything they need under one roof.

 

A Unique Location with Premium Technology

Metropolis benefits greatly from its location in the heart of the capital. “Bratislava’s downtown is a unique opportunity due to its proximity to the river, the historic old town, the business district, and key shopping centers,” Dejanovski emphasizes.

The project is also distinguished by its advanced technology, designed to maximize comfort. The developer personally oversaw this aspect: “A few years ago, I built a house in Prague and wanted all those modern standards replicated here – not just for the sake of technology, but to improve real, everyday life.”

Among the premium features are advanced air filtration and a state-of-the-art heating and cooling system. “We offer the best climate control available – ceiling-mounted cooling and heating. It doesn’t blow directly on you like traditional systems, which can cause allergies. Instead, it distributes air evenly through furniture and floors, keeping the temperature consistent throughout – now that’s true luxury,” Dejanovski explains.

The system is fully integrated with smart exterior blinds that respond to sunlight and temperature, optimizing the building’s energy efficiency.

 

Overcoming Challenges

The road to completing the project was not without obstacles. “Getting permits was a challenge – but honestly, this is true in any European city. Europe is highly regulated, and while that can be frustrating, it does have urban planning advantages,” says Dejanovski. Detailed zoning regulations actually helped clarify what could be built.

Metropolis also had to navigate the global pandemic, the war in Ukraine, and rising interest rates. “We faced every challenge a developer could encounter in a single project – and we’re incredibly proud to have maintained the original vision while delivering modern luxury in a truly exceptional European development,” Dejanovski adds.
